Whether you bring an architect or we bring one in, we sit at the table during design, not after. That's how change orders die before they're written. Engineering, surveys and permitting run in parallel, not sequentially.

Our proposals run 18–32 pages. Every door, every fixture, every sub-trade is its own line item with a real quoted price, not a placeholder. You'll see exactly what your money buys before you sign anything.

Start date locked. Materials ordered. Your project file goes live.

Two contract structures, your choice — fixed-fee (you know the exact number) or cost-plus with a guaranteed maximum (you see every invoice). The day we sign, your project file goes live: schedule, drawings, budget, daily photo log.

This is where most contractors go quiet. We don't. Every weekday a member of our team logs photos and notes to your project file before they leave site. Every Tuesday Mena or Beshoy walks the project with you — same time, same place, for the duration.

At each milestone

Quality & inspections

Third-party inspections at every major milestone — not just the city's.

Beyond the four to six mandatory municipal inspections, we hire an independent third-party inspector at framing, pre-drywall, and pre-finish. Their reports go into your project file — uncensored. If something fails, you see it the same day we do.

Walkthrough, warranty & follow-up

Final payment after the punch list — not before.

We walk the project with you and write the punch list together. Every item gets fixed before we ask for final payment, not with the warranty, fixed. Then comes your binder: every manual, every paint code, every sub-contractor's direct number. We come back at 30, 90 and 365 days to check in.
